Land-use permit (uso de suelo)
The municipal authorization that defines which activities are allowed on a property; your business activity must be compatible with it.
Before signing, confirm that the space's land use allows your activity (for example, restaurant with alcohol, gym or clinic). Then you'll need an operating licence and civil protection approvals, which vary by municipality.
Ask the owner for the property's land-use certificate and any existing licences; in shopping centers the landlord often helps with the process.
