Leave a location without breaking your lease
Many commercial leases in Mexico only let you leave early if someone takes your place. Core Hexagon puts your location in front of the brands already looking for space in that city, scores the fit, and gives you a private deal room to agree the handover.
Who it's for
Brands closing or moving a store
Your lease runs for years, but the location no longer fits your plan. Find the brand that takes over the lease, and recover part of your fit-out with a traspaso price.
Franchisees with a location to hand over
Pass the space to another concept instead of paying rent on a closed store until the term ends.
Brands looking for space
Transfers are often ready to operate: installations, permits and sometimes equipment are already in place, so you can open sooner. They show up in your matches like any other space, flagged as a traspaso.
How it works
- 1
Describe the location
If you leased it through Core Hexagon, pick it and every detail of the plaza and the space comes along. Otherwise add it and confirm you lease it with your contract.
- 2
Set the terms
The rent the next brand will pay, the traspaso price you ask, what fit-out and equipment stay, when your lease ends and whether the owner has already agreed.
- 3
Matched against real demand
Your location is scored against every active brand requirement in that city with the same engine as any listing. You see which brands fit and why.
- 4
Brand to brand, then the owner
Conversations start privately between the two brands. When you're ready, you bring the property owner into the deal room to approve the new tenant and sign.
One payment per location
$199.00USD · 90 days
$199.00 USD per location, one-time, on the market for 90 days. No subscription and no commission on the traspaso price. Drafts are free; you only pay to publish.
Offer my location- Scored against every active requirement in the city
- Private deal rooms with each interested brand
- Invite the property owner into the conversation
- Email alerts when a new brand fits
- Checklist of the documents the next brand will ask for
Discreet by design
Lease transfers are visible only to verified member brands whose requirements fit. They are never listed on public pages, so your customers, staff and competitors don't see that you're leaving.
Questions
What is a traspaso?
In Mexico, “traspaso” means handing a commercial location over to a new tenant. It usually comes with a one-off payment from the incoming tenant to the outgoing one for the location, fit-out, equipment or goodwill, also called traspaso, guante or derecho de llave.
Do I need the property owner's permission?
Most leases require the owner's written consent to assign the lease or sublet. That's why the owner can join the deal room: they review the new tenant and the terms before anything is signed. Check your contract's assignment clause with your lawyer.
Who pays the $199.00?
The brand offering the location, once per location, to publish it for 90 days. Brands looking for space don't pay anything extra to see transfers in their matches.
Does Core Hexagon take a commission?
No. The traspaso price and the lease terms are agreed between the brands and the owner; Core Hexagon only charges the listing.
What happens after 90 days?
The location goes back to draft. If it hasn't been transferred, buy another 90 days and publish it again; conversations are kept.
Can the owner list the space instead?
Yes. If the owner prefers to lease it directly, they can list it as a normal space. A transfer is for when you, the current tenant, need to find the next brand.
