Grey shell (obra gris)
A space delivered with its structure, walls and roof but without finishes: no floors, ceilings, final installations or façade fit-out.
Grey shell gives the tenant the most freedom and the most work. Expect to build floors, ceilings, electrical and plumbing runs, A/C distribution and the storefront to your brand standard.
Ask what reaches the unit (electrical capacity in kW, water, drainage, gas, grease trap connection, A/C supply) and how long the fit-out grace period is, since you'll pay for construction before you sell anything.
