Maintenance fee (cuota de mantenimiento)
A monthly charge, on top of rent, that covers the shared costs of a shopping center or building: common areas, security, cleaning and often marketing.
Also called CAM (common area maintenance). It can be a fixed amount, a rate per square meter per month, or a percentage of rent, and it is usually subject to VAT like the rent.
Because it can add a meaningful amount to the monthly bill, compare spaces on rent plus maintenance, not on rent alone. Ask what it includes (marketing fund, utilities in common areas, insurance) and how it is updated each year.
