Percentage rent (renta variable)

Rent calculated wholly or partly as a percentage of the tenant's sales, usually on top of a guaranteed minimum.

Common in shopping centers and for restaurants and entertainment. The lease defines the base rent, the percentage, which sales count and how they're reported and audited.

It shares risk between tenant and landlord: you pay more when you sell more. Model it at different sales levels before signing, together with maintenance and other fixed costs.

In Spanish: Renta variable
