Security deposit (depósito en garantía)
An amount the tenant pays at signing, usually equal to one or more months of rent, returned at the end of the lease if obligations are met.
The deposit covers unpaid rent or damage. The number of months is negotiable and often depends on the tenant's profile and whether there are other guarantees.
Agree in the lease when and how it is returned, and whether it is updated when rent increases.
