Term
Lease guarantee (fianza / obligado solidario)
A guarantee that backs the tenant's obligations, typically a surety bond or a jointly liable guarantor.
In Mexico landlords commonly ask for a fianza issued by a bonding company, or an obligado solidario (a person or company that answers for the tenant), sometimes in addition to the security deposit.
Requirements vary: established brands may negotiate lighter guarantees; new companies may be asked for more. Clarify it early, in the letter of intent.
In Spanish: Fianza / obligado solidario
