Key money (traspaso)

A one-off payment a new tenant makes to take over a commercial space, usually to the outgoing tenant and sometimes to the owner.

In Mexico, key money is known as traspaso, guante or derecho de llave. It pays for the location itself, the existing fit-out or the business's goodwill, and it is not regulated: its amount is agreed between the parties and varies widely by city, corridor and how sought-after the space is.

Because it's paid once, compare it by spreading it over the months you expect to operate. A space with lower rent but high key money can cost more in the first years than a pricier space with none.

On Core Hexagon, owners state key money separately and brands can set a maximum (or mark it as a must-have), so it never surfaces after the visit.

In Spanish: Traspaso (guante)
