Grace period for fit-out (periodo de gracia)
Rent-free (or reduced-rent) months granted to the tenant to build the store before opening.
The length usually depends on the delivery condition and the size of the works: longer for grey shell, shorter for white box or turnkey. Maintenance fees may still apply during it.
Tie the grace period to the actual delivery date of the space, not the signing date, so delays on the landlord's side don't eat into your build time.
