White box (obra blanca)
A space delivered with basic finishes (walls, floor, ceiling, lighting and services at the unit) ready for the tenant's fit-out.
White box sits between grey shell and turnkey. The tenant adds its own design, furniture, signage and specific installations, so opening is faster and cheaper than from grey shell.
Definitions vary between landlords: always confirm in writing what is included, such as floor type, ceiling, A/C, electrical board and restroom.
